Lake Jugla and the forests are close, the street network is sparser, and the soil and groundwater can be different on every plot. We help you choose between a septic tank with infiltration and a biological treatment plant, and we install, service and pump them out.
Bukulti: detached houses by the lake and the forest
Bukulti is a north-eastern residential neighbourhood between Lake Jugla, the Baltezers direction and the city boundary. The housing is detached houses, gardens and newer low-rise buildings, while access is defined by Jaunciema gatve and the links to Brīvības gatve. Being close to water and forest, with a sparser street network, means conditions can vary from plot to plot, both in the soil and in the access road.
So in Bukulti we don't recommend a system based on what the neighbour has. What suits a house on a sandy hillock may not suit a house in a lower spot a hundred metres further on.
A septic tank with a drain field or a BIO plant
A septic tank doesn't fully treat the water on its own: it settles the wastewater, which then has to be treated further in the ground. That is why Cabinet Regulations only allow septic tank water to be discharged into the environment through an infiltration system, such as a filtration field, drains or a sand-and-gravel filter. Such a system works if the soil lets water through and a sufficient layer of dry soil remains between the drains and the groundwater.
By the lake and in lower-lying spots, groundwater can rise close to the surface in spring. Then the drain field floods and stops treating the water, and the better choice is a biological treatment plant in Bukulti discharging into a ditch, or a sealed holding tank. How a field works and when it is suitable: drain field.
| Criterion | Septic tank with infiltration | BIO plant |
|---|---|---|
| When it suits | Permeable soil, low groundwater, enough space | Clay, high groundwater or a small plot |
| Electricity | Not needed | Needed continuously for the compressor |
| Regular work | Sediment pumping at least once a year | Maintenance, sludge removal, tests every 2 years |
| Price | With tank and installation from €2,200 | Plant from €1,750, work from €800 |
Where to place the tank on the plot
We choose the location based on four conditions: the distance to the drinking water well, the house and the neighbour's boundary; the groundwater level; and whether a vacuum tanker can get to the lid. The exact distances are set by the building codes and the plant manufacturer's instructions, so we check them for the specific project.
If the plot has its own well or borehole, the distance from the drain field to it is the first thing we measure. If the house is by the forest, we also take tree roots into account: they can grow into the drains and block them over time. On installation: septic tank installation.
A new build in Bukulti: when to plan the sewage system
For a new house, first find out whether there is a mains sewer in the street. Riga's rules make connecting mandatory for a new build if a connection pipe has already been built up to the plot boundary; in that case no septic tank is needed.
If there is no network, the system is included in the house design and buried before the driveway and garden are laid out, while machinery can still get in freely. For a new system, the registration application must be submitted within a month of commissioning. More detail: sewerage for a new build.
A BIO plant in Riga: maintenance and tests
The owner of a BIO plant in Riga has more obligations than the owner of a septic tank. The plant must be serviced at the intervals set by the manufacturer, and the minimum under the Cabinet Regulations is once a year; a copy of the maintenance document must be sent to the register keeper within a month. If the plant discharges treated water into the environment, wastewater samples must be analysed at an accredited laboratory once every two years, and the results submitted to the municipal Housing and Environment Department.
During maintenance we pump out the excess sludge, rinse the chambers, check the compressor and air diffusers and tell you what we noticed. Price from €160: BIO plant maintenance. If the plant is already signalling a fault: BIO plant repair.
Getting to the lid in Bukulti
If the house is on a narrow gravel street or a forest track, the roadsides can be soft in spring and autumn, and it isn't safe for a heavy vehicle to stop there. In your request, say whether the access road is asphalt, gravel or dirt and how many metres it is from the gate to the lid. The lid must be uncovered, and in winter cleared of snow.
For a new build, it is worth placing the lid so that the hose doesn't have to be dragged across the garden or terrace. That will make every future pumping easier.
Registration and connection options
Every decentralised system in Bukulti is entered in the Riga register, and for a new system the application must be submitted to the department within a month of construction or commissioning. Septic tank sludge is removed at least once a year, and by 1 May a declaration of the volume removed in the previous year is submitted.
If there is a mains sewer in the street, you can connect with the municipality's general support: €1,000, €1,500 or €2,000 for a residential house, depending on the length of the connection pipe. Next door in Berģi a separate €1,800 programme applies to phase 5 and 6 networks, but it does not apply in Bukulti.
