Two things are useful to know here: how to pump out a tank when the local road is hard to drive on in spring or winter, and what to do if a house built for summer is now a permanent home. We pump out, maintain and replace systems, and our prices are published.
When a garden house becomes a permanent home
A house originally built for summer may have a small tank. When people start living in it all year, water consumption rises (washing machine, daily showers, dishwasher), but the tank stays the same. A septic tank fills up faster, and sludge flows on into the infiltration and clogs it; a holding tank has to be emptied so often that the costs become noticeable.
| What is in the garden | Sign that it is no longer enough | What to do |
|---|---|---|
| Small holding tank | Needs emptying several times a month | A bigger tank or a BIO plant with an outlet |
| Septic tank with infiltration | Full again a few weeks after pumping | Check the infiltration; possibly a new field or a BIO plant |
| Bottomless pit or barrel | Never fills up | It is not sealed; it must be replaced with a compliant system |

Seasonal access: spring, autumn and winter
In Trīsciems, the main road is Jaunciema gatve, but the houses are reached by local roads that can turn soft during the spring thaw. A heavy tanker is better kept off them at that time, so plan pumping in autumn, before the frost, or in summer when the road is dry.
In winter, the lid must be dug clear of snow, and the cover must be able to open. If the tank is already full in December, it can freeze, and frozen contents cannot be pumped out. What to do in that case: frozen septic tank.
If a new septic tank or plant has to be installed in the cold season, this is possible as long as the ground is not frozen deep and the pit can be drained: septic tank installation in winter.
Calculating holding tank removals in Riga
In Riga, the minimum number of removals per year is found by dividing the annual water consumption (not counting water used for watering the garden) by the tank's volume in cubic metres. Where there is no meter, 9.125 m³ per year is counted for each declared resident.
Example: two declared residents without a meter give 18.25 m³ a year. With a 5 m³ tank, that is about 3.7 removals a year, in practice four. With a meter, the calculation is based on actual consumption, so for a seasonal house it usually works out cheaper.
If the number of residents in the house changes, you must report it, because it changes the minimum frequency. Removals for the previous year are declared to the Riga Housing and Environment Department by 1 May, so keep the certificate from each visit. Make sure whoever pumps out your tank is in Riga's register of pumping contractors: no one else is allowed to do it.

Buying a house in Trīsciems? What to ask about the sewage system
- Registration: whether the system is registered and what its number is.
- Tank: the type (septic tank, holding tank or BIO plant), the volume and the year of installation.
- Documents: removal certificates for the last two years and, for a BIO plant, the technical passport and maintenance records.
- Lid: where it is and whether the tanker can get to it without driving over the lawn.
After the purchase, the change of owner must be reported to the register holder within a month at the latest. If the system is not registered, the national regulations require this to be done within six months after the ownership is entered in the Land Register, unless the register holder has set a different deadline. The first pumping after the purchase is a good moment to look at the tank from the inside.
A BIO plant between the forest and the lake
A biological treatment plant needs an uninterrupted power supply, a regular load and maintenance. If people live in the house all year, it suits places where the soil does not filter or the groundwater is high, because the treated water is cleaner and a smaller area is enough for the outlet.
If people live in the house only in summer, the bacteria lack food in winter, and the plant has to be started up again in spring. Then a simpler septic tank or a holding tank may be the more practical choice. More: biological treatment plants in Trīsciems, bacteria for BIO plants.
